What is the “booking guarantee” and cancellation policy?
For the 2026/2027 academic year, bookings made until 31 July 2026 have a 5-day cooling-off period after signing the Tenancy Agreement, during which the tenant can cancel. If the tenant moves in during this period, the agreement becomes immediately legally binding and the cooling-off period ends.
For bookings made on or after 1 August 2025, there is no cooling-off period, and the agreement is binding immediately upon signing.

What bills do I need to pay when I stay?
Utilities, Wi-Fi, and contents insurance are included in rent. You must pay for a TV Licence if you watch live TV or BBC iPlayer.
What happens if I can't pay my rent on time?
Contact the team early. They will help you find a solution.
When do I need to pay my rent?
Rent is paid in instalments, sometimes before your contract starts. Late payment may lead to interest charges and legal action.
What happens if my rent isn’t paid within 14 days?
You will be charged daily interest (3% above the Bank of England base rate) until payment is made.
What if I run into financial difficulties?
Support is available before and during your stay. Ask the on-site team as soon as possible.
How do I pay my rent?
By bank transfer or card payment.
