*English* This bright and modernly equipped, fully furnished new apartment for business travellers (expatriates, fitters, employees working on a project for a limited period of time, etc.), people living apart or other interested parties who are looking for a furnished place to stay for a limited period of time, is equipped with everything you need. The apartment has a size of 60 square meters. It is equipped with a spacious dining and living area with integrated, open, fully equipped kitchen, daylight shower room and combined bedroom and study. TV available in the bedroom and living room. Kitchen towels, towels and bed linen available. Furthermore, there is a 15 sqm terrace with garden furniture and view of the vineyards. The rent is a warm rent and includes all additional costs like electricity, heating, water, internet and telephone connection, insurance, garbage and GEZ. When moving out, a one-time final cleaning fee of 70 euros is due. If required, the apartment can be cleaned monthly (80 Euro). The apartment is only rented for a limited period of time for max. 2 years. LOCATION: Erpolzheim is an idyllic fruit and wine growing community with about 1500 inhabitants. Erpolzheim is situated between Freinsheim and Bad Dürkheim in the middle of the vineyards and the adjacent nature reserve "Bruch". The Palatinate Forest Biosphere Reserve for all hiking, mountain biking and walking enthusiasts is only about 9 km away. In the village there are two farm shops and a bakery and a kindergarten. Supermarkets are located in the neighbouring villages of Freinsheim and Bad Dürkheim. Erpolzheim is about 18 km away from Ludwigshafen and 20 km away from Mannheim. To Frankenthal it is 14km. The motorway A650 is 5km away. The motorway A6 can be reached in 8 km. In Erpolzheim there is a stop of the RNV. Bei Auszug wird eine einmalige Endreinigungsgebühr in Höhe von 70 Euro fällig. Bei Bedarf kann die Wohnung monatlich gereinigt werden (80 Euro). Die Wohnung wir nur auf Zeit vermietet für max. 2 Jahre. LAGE: Erpolzheim ist eine idyllische Obst- und Weinbaugemeinde mit ca. 1500 Einwohnern. Erpolzheim liegt zwischen Freinsheim und Bad Dürkheim mitten in den Weinbergen sowie am angrenzenden Naturschutzgebiet „Bruch“. Zum Biosphärenreservat Pfälzer Wald für alle Wanderlustigen, Mountainbiker oder Walker sind es nur ca. 9 km Im Ort gibt es zwei Hofläden und eine Bäckerei und einen Kindergarten. Supermärkte befinden sich in den Nachbarorten Freinsheim und Bad Dürkheim. Erpolzheim liegt ca 18 km von Ludwigshafen entfernt und 20km entfernt von Mannheim. Nach Frankenthal sind es 14km. Zur Autobahn A650 sind es 5km. Auf die Autobahn A6 kommt man in 8 km. In Erpolzheim gibt es eine Haltestelle der RNV. Payment Terms

When is rent due?

Rent is payable monthly in advance and must be received no later than the first working day of each rental month.

For partial rental months, rent is charged pro rata, unless otherwise stated.

How do I pay my rent?

Rent is generally paid directly to the landlord using the bank account details provided in the rental agreement.

For certain listings:

The first month's rent must be paid through the Wunderflats platform when the booking is confirmed.
The payment will be transferred to the landlord 48 hours after the contract start date.
Pro rata payments are not available for these listings.

When do I need to pay the first month's rent?

Depending on the listing, the first month's rent must be paid either:

Directly to the landlord before move-in, or
Through the Wunderflats platform at the time of booking confirmation.

The applicable payment method will be specified in the listing and rental agreement.

When is the security deposit due?

The security deposit must be paid directly to the landlord before moving into the apartment.

What costs are involved in renting through Wunderflats?

Browsing listings and submitting rental requests is free of charge.

What is the Wunderflats Service Fee?

Cancellation Policy

Can I cancel my booking before it is completed?

Yes. Both the tenant and landlord may cancel the booking process at any time before a binding booking has been completed.

Can I cancel after the booking has been completed?

Generally, no. Once a binding booking has been completed, early termination is not permitted.

Are there any exceptions that allow early termination?

Yes. Early termination may be possible in exceptional circumstances, including:

You are not given access to the apartment.
Access to the apartment is delayed beyond the agreed move-in date.
There is a serious health or safety risk in the apartment.

What if my plans change after booking?

You may discuss an early termination directly with your landlord. In many cases, landlords may agree to end the tenancy early if a suitable replacement tenant is found.

Can support help with finding a replacement tenant?

Yes. Support can assist with communication and help facilitate the search for a replacement tenant

Can I terminate a fixed-term tenancy before it ends?

No. Fixed-term rental agreements generally cannot be terminated early, except in the exceptional circumstances outlined above.

Do I have a right of withdrawal?

If you are renting from a commercial landlord, you may have a 14-day right of withdrawal if:

The tenancy agreement was signed online, and
You did not view the apartment in person before signing.

If applicable, the relevant withdrawal clause will be included in your tenancy agreement.
