Payment & Cancellation
Payment Terms
Prior to move-in, an initial payment consisting of a security deposit and a one-time administrative fee is required.
Security Deposit
The deposit acts as collateral against property damage. It is fully refundable within eight weeks of departure, provided the unit is returned in good condition, and all rent has been paid. The amount is scaled by lease length:
Leases up to 6 months: 1.5 months’ rent.
Leases up to 12 months: 2 months’ rent.
Neon Wood Plus: 2.3 months’ rent.
Processing Fee
This non-refundable fee covers all administrative costs associated with the lease. The cost varies by location: €175
Cancellation Policy
All lease agreements are fixed-term and legally binding (typically 6 or 12 months) and cannot ordinarily be cancelled.
Requests for any changes to the contract or early termination are reviewed individually by the provider.
Early termination or cancellation may be considered in exceptional cases, including but not limited to:
Failure to obtain a visa to stay in Germany
Cancellation of an Erasmus programme resulting in studies being conducted from home
Death of a first-degree family member
Inability to arrive due to border closures (e.g. war, pandemic, or similar events)
Government instruction from the tenant’s home country to return due to exceptional circumstances
