What is the advance rent payment?
To secure your booking, an advance rent payment of £100 is required when you complete your application.

• This payment is credited toward your first rent instalment

• It will appear in your payment portal as “Advance Rent Payment”

Once your tenancy agreement is countersigned, you and your guarantor (if applicable) are fully committed to the contract and all associated payments.

Can I book without a guarantor?
Yes. If you cannot provide a guarantor, you can still secure your accommodation by paying the full rent upfront.

• The full payment must be made by 1st August 2026

• If payment is not received and no guarantor is provided, your booking may be cancelled

When do I need to sign the tenancy agreement?
Once you select your accommodation:

• You have 5 days to sign the tenancy agreement (applicant and guarantor, if required)

• From 1st August 2026, this period reduces to 2 days

After both parties sign, the agreement is countersigned by the landlord and becomes legally binding. At this stage, you are responsible for the full rent even if you do not move in or leave early.

If the agreement is not signed within the timeframe, the booking may be cancelled without penalty.

Can my booking be refused or cancelled?
Yes. We reserve the right to refuse or cancel any booking at our discretion without providing a reason.

If this occurs, any payments already made will be refunded in full.

Who can be my guarantor?
All applicants must provide a guarantor unless paying the full rent upfront.

A guarantor must:

• Be over 18 years old

• Not live in the same property (unless they are a parent or guardian)

• Not be living in another property managed by Fresh

The guarantor agrees to:

• Pay rent if you fail to do so

• Cover costs due to tenancy breaches

• Be contacted in cases of serious antisocial behaviour

What documents does a guarantor need?
Guarantors must provide:

• A valid photo ID (e.g. passport)

• Proof of address (utility bill or bank statement dated within the last 3 months)

Failure to provide valid documents may result in the guarantor being declined.

What are sanctions checks?
After signing the tenancy agreement, both tenant and guarantor undergo UK financial sanctions screening.

• This ensures neither party is on the UK Government sanctions list

• Checks are completed by a specialist provider

• If a match is found, the booking will be cancelled

By signing the agreement, you confirm both parties will pass these checks.

What does my rent include?
Your rent includes:

• Hot water

• Electricity

• Wi-Fi

• Contents insurance

Full details (including Wi-Fi limits and insurance coverage) are available on your property’s booking page.

An on-site laundrette is also available with separate vend charges.

Can rent prices change after booking?
Yes. Advertised prices and offers may change during the year. However, your rent is secured once:

• The tenancy agreement is signed by you and your guarantor

• The advance rent payment has been made

When is rent due?

• The first instalment is due on 1st August 2026

• Subsequent instalments follow the schedule in your tenancy agreement

Rent payments are a contractual obligation and are not dependent on student finance or bursary payment dates.

Can I pay monthly instead of termly?
Yes, in some cases.

If you receive monthly accommodation funding (e.g. bursary), you may request a monthly instalment plan.

Can I cancel my booking before signing the agreement?
Yes. If you cancel your booking before the tenancy agreement is countersigned, your advance rent payment will be fully refunded.

What is the cooling-off period?
If you booked online or by phone without viewing the accommodation in person, you are entitled to a cooling-off period:

• 72 hours after booking (standard period)

• 24 hours from 1 August 2026 onwards

During this time, you can cancel your booking as long as you have not moved in.

How do I cancel during the cooling-off period?
To cancel within the cooling-off period, send an email with the subject line:
“Cooling Off Period Cancellation”

Refunds are usually processed within 10 working days.

Can I cancel after the cooling-off period?
Yes, but only in specific exceptional circumstances before your tenancy start date, such as:

• Visa refusal (unable to enter the UK)

• Not receiving the required grades for university entry

• Not meeting progression requirements to continue your studies

You must provide supporting evidence (e.g. UCAS decision or visa refusal letter) within 72 hours of receiving it.

If approved, your advance rent will be refunded.

What happens if my tenancy has already started?
If you submit proof after your tenancy start date, you will remain responsible for rent until:

• The date you provide valid evidence, and

• Your release is confirmed by the Residents’ Team

Can I cancel for other reasons?
No. After the cooling-off period, cancellations are only accepted for the exceptional circumstances listed above. No other cancellation requests will be approved during or before the tenancy.

Can I end my tenancy early by finding someone else?
Yes. You may find a replacement occupier to take over your room, subject to approval.

Conditions include:

• Your rent account must be fully up to date

• All rent owed until your leaving date must be paid

Once approved:

• The new tenant signs a new agreement (possibly at updated market rent)

• They take over all future rent and responsibilities

• You remain liable until the replacement has signed and paid
