When is the booking officially confirmed? 

The agreement becomes a binding legal contract once the tenant and their guarantor have signed the document and the landlord has countersigned it.

What if a resident does not have a guarantor? 

Residents without a guarantor must pay the full rent for the entire tenancy period in advance. This total payment is due no later than August 1, 2026.

What are the key dates for rent instalments? 

The initial payment is due on August 1, 2026. Following this, monthly instalments must be paid on the 9th of every month, beginning in October.

Can rent payments be delayed until student loan funds arrive? 

No. Rent is a fixed contractual debt. The timing of student finance, bursaries, or other grants does not change the due dates specified in the agreement.

Under what specific conditions can a tenancy be cancelled? 

Cancellations following the cooling-off period are only permitted if a resident is refused a UK visa or fails to achieve the grades required for their university course.

What is the process for submitting a cancellation request? 

Evidence of the visa refusal or academic results (such as a UCAS notification) must be provided to the Residents’ Team within 72 hours of the resident receiving the news.

What happens if the cancellation criteria are met after the lease has started? 

The resident is responsible for all rent payments accrued until the date the evidence is submitted and the landlord confirms the release from the contract.

Is it possible to leave the contract for other reasons? 

Direct cancellations for other reasons are not permitted. However, a resident may propose a replacement occupier. The outgoing resident remains liable for all rent until a new tenant signs a contract and pays their first instalment.

Are there requirements for finding a replacement tenant? 

Yes. The outgoing resident’s rent account must be fully paid up to the departure date before a replacement can be approved. The new resident may be charged a different rental rate based on the current market value.
