What is the holding deposit?

A £150 holding deposit is required when you apply to secure your booking. It is credited toward your first rent instalment and becomes part of the payment record. Once the tenancy agreement is signed, both tenant and guarantor are fully bound by the contract and all payment obligations.

Can I book without a guarantor?

Yes. You can still secure a booking without a guarantor by paying the full rent in advance. This payment must be made by 1 August 2026, otherwise the booking may be cancelled.

When is rent due?

The first rent instalment is due on 1 August 2026. Further instalments are due on the dates set out in the tenancy agreement. Rent must be paid regardless of student finance or bursary timing.

Are monthly payment plans available?

Yes. If you receive a monthly bursary, you may request to pay rent in monthly instalments by contacting the residents’ team.

Can I cancel before countersigning?

Yes. You can cancel before the Tenancy Agreement is countersigned and get your Holding Deposit refunded.

Is there a cooling-off period?

Yes (only if booked online/phone without viewing).

• Must not have moved in
• Email cancellation request
• Refund within 10 working days

Can I cancel before the tenancy starts after cooling-off?

Only for:

• Visa refusal/inability to get visa
• Not meeting university entry requirements
• Not meeting progression requirements

Rules:

• Evidence required within 72 hours
• Holding Deposit refunded if approved
• Rent may apply until release is confirmed if after start date

Can I end my tenancy early due to student status change?

Yes, only for:

• Withdrawal, exclusion, or refusal from course
• Illness suspension over 60 days (approved by university)

Requirements:

• 4 weeks’ notice
• Evidence from institution
• Must vacate on agreed date
• No other reasons allowed

Can I leave with a replacement tenant?

Yes, if no other eligibility applies.

• Rent must be fully up to date
• Replacement tenant must be approved, sign, and pay
• You remain liable until takeover is complete
