What payments are required before moving in?
The following payments are required:

• A €50 reservation fee.

• A €1,000 security deposit.

• The first month's rent.

The reservation fee and security deposit must be paid together with the first month's rent in the initial transfer.

In addition, a guarantee deposit equivalent to one month's rent must be paid before move-in, together with the first monthly fee.

Accepted payment methods are:

Can rent be paid through a payment plan?
If a resident falls into arrears, a payment plan in instalments may be offered in exceptional circumstances.

Such arrangements can generally only be made once every 12 months.

Can I cancel or end my contract early?
Only if you have a compelling reason and provide supporting proof, such as being declined from your studies or being unable to come to Spain.

What happens if I cancel more than 30 days before the contract start date?
If approved, you can cancel without paying the first month's studio fee, deposit, or reservation fee. Any down payment made to reserve the studio is non-refundable.

What happens if I cancel less than 30 days before the contract start date?
If approved, you must pay the first month's studio fee and the reservation fee. The deposit will be refunded within 30 days after the adjusted contract end date. Any down payment made to reserve the studio is non-refundable.

Can I end my contract after it has started?
Yes, if you have a compelling reason, provide valid proof, and the request is approved.

What happens if my early termination request is approved after the contract start date?
A 30-day notice period applies. You must pay the studio fee until the new end date and an early termination fee of €990. The deposit will be refunded according to the contract. Any down payment made to reserve the studio is non-refundable.

Can I avoid the €990 early termination fee?
Yes. You can arrange for someone to take over the agreement under the same conditions. A €250 administration fee applies.

What happens if my early termination request is not approved?
You must continue paying the studio fee until the end of the contract.
