How much is the booking deposit?
To secure a room, you must pay a €200 booking deposit at the time of reservation.

Is a security deposit required?
Yes. A €500 security deposit is required to confirm the booking. This deposit is typically refundable at the end of the tenancy, subject to deductions for any damages or outstanding charges.

Can I pay my rent in instalments?
Yes. Rent can be paid either:

• Monthly, or

• In full upfront

For monthly payments, rent must be paid within the first five natural days of each month, starting from the tenancy commencement date.

Is a guarantor required?
Yes, a guarantor is required for all bookings (local or international).
The guarantor is jointly responsible for:

• Rent payments

• Any outstanding charges

• Damages caused by the resident or their guests

• Compliance with property rules and contractual obligations

The guarantor remains liable throughout the full contract period, including any extensions.

What payment methods are accepted?
Payments can be made via:

• Credit card

• Debit card

• Bank transfer

Can I cancel my booking and receive a refund?
Yes. Refund eligibility depends on when you cancel:

• Until 15 June (inclusive): 100% of the deposit will be refunded. Any registration fee paid (if applicable) will be retained.

• From 16 June to 30 July (inclusive): 50% of the deposit will be refunded. The remaining 50% of the deposit and any registration fee paid will be retained.

• From 31 July onwards: No refund will be provided.

What is the No Visa No Pay policy?
Students whose visa application to study in Spain is officially refused may be eligible for a refund of their security deposit and any applicable registration fee. An official visa refusal document must be provided within 10 calendar days of receiving the decision.

Can I cancel if my university application is unsuccessful?
Yes. Students who are denied admission to their chosen university or educational institution may be eligible for a refund of their security deposit and any applicable registration fee. Official proof of non-admission or the final university pre-enrolment result must be submitted within 10 calendar days of receiving the notification.

Can I cancel if my university or school intake is delayed?
If your academic intake is delayed, please contact the accommodation team as soon as possible. Requests are reviewed on a case-by-case basis, and supporting documentation from your institution may be required.

Can I cancel due to visa processing delays?
Students experiencing visa processing delays should notify the accommodation team immediately. Each request is assessed individually, and supporting evidence may be required to determine available options.

Can I cancel if I do not pass my final exams?
Yes. Students who do not pass their Bachillerato or EvAU examinations may be eligible for a refund of their security deposit and any applicable registration fee. An official document showing a "Not Passed" result must be submitted within 10 calendar days of receiving the results.

Are there any other circumstances where I may be eligible for a refund?
Refunds may be considered in cases involving serious, unforeseeable, and external personal circumstances. Supporting documentation will be required, and each request will be reviewed individually by the accommodation provider.
