Payment & Cancellation
Payment Terms
Is a holding deposit required to secure my accommodation booking?
Yes, a £150 holding deposit payment is due when you complete your application. The holding deposit payment will be credited against your first rent instalment and will appear on your payment portal as “Holding Deposit”.
When do my guarantor and I become legally committed to the tenancy?
Once the Tenancy Agreement has been signed by you and your guarantor (where applicable) and countersigned, the agreement becomes legally binding. You and your guarantor are then fully committed to the contract and all payments stated within it.
Can I secure accommodation if I am unable to provide a guarantor?
Yes. If you are unable to provide a guarantor, you can secure a booking by agreeing to pay the full rent for the tenancy period in advance.
When is the full rent payment due if I do not provide a guarantor?
The full rent payment is due by 1 August 2026. If this payment is not received and no guarantor is provided, the booking may be cancelled.
Where can I view a sample tenancy agreement?
A sample tenancy agreement can be viewed on the chosen property’s website page.
How long do I have to sign the tenancy agreement?
Once accommodation has been selected, you and your guarantor (where applicable) will have five days to sign the Tenancy Agreement.
If accommodation is booked after 1 August 2026, the time allowed for you and your guarantor (where applicable) to sign the Tenancy Agreement will be reduced to two days.
When does the Tenancy Agreement become legally binding?
Once you and your guarantor (where applicable) have signed the agreement and it has been countersigned, the Tenancy Agreement becomes legally binding.
What happens if I do not sign the Tenancy Agreement within the required timeframe?
If the agreement is not signed by you and your guarantor (where applicable) within the required timeframe, the booking may be cancelled immediately without any penalty.
Am I responsible for paying rent if I do not move into the property or leave early?
Yes. Once the Tenancy Agreement becomes legally binding, you and your guarantor are legally committed to paying the rent in full, even if you do not move into the property or choose to leave the property early, subject to certain exceptions.
Are negotiations final before the agreement is signed?
No. All negotiations are subject to contract.
When is my first rent instalment due?
The first rent instalment is due on 1 August 2026.
When are subsequent rent instalments due?
Subsequent instalments are due on the dates listed in your Tenancy Agreement.
Does the timing of student finance or bursary payments affect my rent payment obligations?
No. Payment of rent is a contractual obligation between you and the landlord. It is not dependent on the timing of any Student Finance or bursary payments.
Can I request to pay my rent in monthly instalments?
If you receive accommodation funding via a monthly bursary, you may request to pay your rent in monthly instalments.
Cancellation Policy
Can I cancel before the tenancy agreement is countersigned?
Yes, you may cancel before countersigning and receive a refund of your holding deposit.
Do I have a cooling-off period?
Yes, if you booked online or by phone without viewing the accommodation in person, you may cancel within 72 hours of booking (reduced to 24 hours from 1 August 2026), provided you have not moved in.
How do I cancel and receive a refund?
Email the residents' Team with the subject line "Cooling-Off Period Cancellation". Refunds are processed within 10 working days.
Can I cancel after the cooling-off period but before my tenancy starts?
Only if you:
Cannot obtain a UK visa.
Do not achieve the required grades for your chosen university.
Do not achieve the grades needed to continue your studies.
What evidence is required?
Provide supporting evidence (such as UCAS notification or visa refusal) to the residents' team within 72 hours of receiving it. Your holding deposit will then be refunded.
What if this happens after my tenancy starts?
You remain responsible for rent until you provide evidence and we confirm your release.
Can I end my tenancy early if I cannot continue my studies?
Yes, if you withdraw, are excluded, refused admission, or are absent for more than 60 days due to illness with an approved suspension of studies.
What are the requirements?
You must:
Give at least four weeks’ written notice.
Provide evidence from your institution.
Confirm your move-out date.
Leave by the stated date.
Issues with your notice or evidence will be communicated, and you will have an opportunity to correct them.
Are other cancellation requests accepted?
No. Other cancellation requests before or during the tenancy will not be accepted.
Can I leave early for another reason?
You may find a replacement tenant acceptable to the landlord.
When do I remain responsible for rent?
You remain responsible until the replacement tenant signs a new agreement and pays. After that, the replacement tenant takes responsibility for future rent and obligations.
