How will my rent payments be taken during the tenancy?
Payments are primarily collected via bank transfer, direct debit, or recurring payment. Payment instructions will be provided during the booking process.
Will my payment details be stored and used for future rent instalments?
Yes. The payment details you provide will be securely stored and used as the default method for collecting all future instalments unless you update them.
Will I be charged automatically for rent instalments?
Yes. Unless you pay manually before the due date, instalments will be automatically charged on the due date from your registered payment method.
What happens if I pay my rent before the due date?
If you pay an instalment early, no automatic payment will be taken for that instalment.
Can I update my payment details during the tenancy?
Yes. You can update your payment details at any time, but you must always keep valid payment information on file throughout the tenancy.
What are my responsibilities for payments?
You must ensure your payment method is valid, up to date, and has sufficient funds available for each instalment. You are also responsible for any charges applied by your bank or payment provider.
What happens if a payment fails?
If a payment fails, the system will automatically retry the payment 7 days after the original due date.
How is my payment data protected?
All payment details are securely stored and processed in accordance with applicable data protection laws and the provider’s privacy policy.
Cancellation Policy
Can I cancel my tenancy if I do not meet the cancellation criteria?
If you do not meet the approved Cancellation Criteria, you will remain liable for the full rent for the entire tenancy term unless the landlord, at their sole discretion, agrees to release you.
Can I cancel my reservation after paying the holding payment?
Yes. You may cancel within a 3-day cooling-off period starting from the date of the Reservation Agreement. If you cancel within this period, your holding payment will be refunded in full.
What happens if I cancel after the cooling-off period?
If you cancel after the 3-day cooling-off period, your holding payment will not be refunded and will be retained.
Can I cancel after the tenancy has started?
If a release is agreed after the tenancy starts, you will remain liable for rent for 4 weeks from the date of written release notification, unless a replacement tenant is found and approved.
Can I find a replacement tenant to take over my contract?
Yes. You may propose a replacement tenant, subject to landlord approval. You will only be released once the replacement tenant has been accepted and all outstanding balances on your account are fully cleared.
What are the valid cancellation reasons (Cancellation Criteria)?
You may be eligible to cancel if you have a:
- Visa refusal (excluding visas later withdrawn after approval)
- Failure to obtain required academic results to start your course and loss of student status
- Exceptional circumstances such as serious medical issues or bereavement (as defined under the ANUK/Unipol Code)
What evidence is required to cancel under the Cancellation Criteria?
You must provide sufficient supporting evidence, which may include documents from UCAS, visa authorities, or an embassy. The landlord will decide what qualifies as sufficient evidence.
When will I be released from my tenancy if my cancellation is approved before the start date?
If approved and evidence is provided within 4 weeks of submitting your request, you will be released from the tenancy from the tenancy start date (provided you have not checked in).
When will I be released if my cancellation is approved after the tenancy starts?
You will be released 4 weeks after sufficient evidence is received, and you will remain liable for rent until that release date.
What happens to my deposit if my cancellation is approved?
Your deposit will be refunded after release, subject to deductions for unpaid rent or any damage/condition-related costs if you have already moved in.
Can I cancel if I don’t pay the first rent instalment?
If the first rent instalment is not paid by 31 July, the landlord reserves the right to cancel your booking.
