Rent Schedules

Rent schedules are determined by the residency of the tenant's guarantor. Individuals with a valid UK guarantor may pay in three instalments (September, January, and April). Conversely, those without a UK guarantor must settle the full annual rent in August, one month before the contract begins. In all instances, the required rent balance must be cleared prior to check-in.

Student Loans

Flexible payment arrangements may be available based on contract duration and guarantor status. Students awaiting loan disbursements may request to align their payment dates with their loan schedule. Such requests must be submitted to the property team by August 1st and accompanied by official evidence of the loan schedule. 

To facilitate this deferral, a non-refundable £50 administrative fee and an advance payment of two weeks' rent are required 14 days before the contract starts. While the two weeks' rent is credited toward the first instalment, the £50 fee is an additional charge. If no formal deferral is agreed upon in advance, rent remains due according to the original tenancy agreement.

Cooling-Off Period

Tenants are entitled to a seven-day "cooling-off" period immediately following the booking date. During this window, the tenancy may be cancelled, and the security deposit will be refunded, subject to a processing fee: £10 for UK bank accounts and £20 for international accounts (inclusive of bank charges).

Once the seven-day period expires or the tenancy begins, the tenant assumes full financial responsibility for the total rent and associated fees. 

Replacement Tenant

To be released from these obligations, a replacement tenant must be found and approved by the landlord. This replacement must settle both the security deposit and initial rent payments before the original agreement is terminated. 

A £50 administrative fee is charged for contract updates regarding replacements; this must be paid within 14 days, or it will be deducted from the held deposit. The original tenancy is only legally released once the new tenancy officially commences.
