Do I need to pay anything when I book a room?
Yes. To secure your booking, you will need to pay an advance rent payment of £150 when you complete your application.

This payment:

• Is deducted from your first rent instalment

• Will appear in your payment portal as “Advance Rent Payment”

When is the full rent payment due?
If you do not provide a guarantor, you must pay the full rent upfront for the tenancy period.

• Full rent must be paid by 1st August 2026

• If payment is not received and no guarantor is provided, your booking may be cancelled

What happens after I sign the Tenancy Agreement?
Once your accommodation is selected, you (and your guarantor, if applicable) have 5 days to sign the Tenancy Agreement.

After:

• It is signed by both parties

• The landlord countersigns it

• It becomes legally binding

At this point:

• You and your guarantor are fully responsible for all rent payments

• This applies even if you do not move in or leave early

If the agreement is not signed within the timeframe, the booking may be cancelled without penalty.

Can I still book without a guarantor?
Yes, but only if you pay your full rent in advance.

If neither a guarantor nor full payment is provided, the booking may be cancelled.

Who can be my guarantor?
A guarantor must:

• Be over 18

• Not live with you (unless they are your parent/guardian)

• Not be living in another property managed by Fresh

They must also agree to:

• Pay rent if you cannot

• Cover any costs from tenancy breaches

• Be contacted in cases of serious antisocial behaviour

What documents does a guarantor need?
Your guarantor must provide:

• Valid photo ID (e.g. passport)

• Proof of address (utility bill or bank statement dated within the last 3 months)

If documents are not valid, the guarantor may be declined.

When is rent due?

• Advance rent (£150): due when you apply

• First instalment: due 1st August 2026

• Monthly instalments: due on the 9th of each month from October onwards

All payment dates are set in your Tenancy Agreement.

What does my rent include?
Your rent includes:

• Hot water

• Electricity

• Wi-Fi

• Contents insurance

Wi-Fi speed limits and insurance details vary by property and can be checked on the booking page.

Can prices or offers change after I book?
Yes. Advertised prices and offers may change during the year.

However, your rent is secured once:

• The Tenancy Agreement is signed

• The advance rent payment has been made

What if I sign late or miss deadlines?

• You usually have 5 days to sign the Tenancy Agreement

• If booking on/after 1st August 2026, you only have 2 days

Missing deadlines may result in cancellation of your booking.

What is the cancellation policy for bookings?

The provider reserves the right to refuse or cancel bookings at their discretion.

If this happens:

• Any advance payments will be refunded in full

Are there any checks after signing?
Yes. After signing:

• Sanctions screening is carried out for both tenant and guarantor

• This ensures compliance with UK financial regulations

If either party fails the check, the booking will be cancelled.

Do I have a cooling-off period after booking?
Yes. If you booked online or by phone and have not viewed the accommodation in person, you are entitled to a cooling-off period.

• 72 hours after booking (standard)

• Reduced to 24 hours from 1st August 2026

During this time, you can cancel your booking as long as you have not moved in.

To cancel, send an email with the subject line:
“Cooling Off Period Cancellation”

Refunds are usually processed within 10 working days.

Can I cancel after the cooling-off period?
After the cooling-off period ends, cancellations are only allowed in specific exceptional circumstances and only before your tenancy start date.

These include:

• Visa refusal (unable to enter the UK)

• Not receiving required university entry grades

• Failing to meet grades needed to continue studies

You must provide official evidence (e.g. UCAS confirmation or visa refusal letter) within 72 hours of receiving it.

If approved:

• Your advance rent payment will be refunded

What if my tenancy has already started?
If your tenancy has already begun:

• You may still be released only in exceptional cases where evidence is provided

• You remain responsible for rent until the date your request is approved and confirmed

Any cancellation is not automatic and must be formally approved.

Can I cancel for other reasons (after booking)?
No. After the cooling-off period, no other cancellation requests are accepted before or during the tenancy, except for the exceptional circumstances listed above.

Can I end my tenancy early?
Yes, but only if you find a replacement occupier approved by the landlord.

Before a replacement is accepted:

• Your rent account must be fully paid up to date

• Any outstanding rent up to your departure date must be cleared

Once approved:

• The replacement tenant signs a new agreement (possibly at current market rent)

• They take over all rent and responsibilities

Until this is completed:

• You remain responsible for rent until the end of your original tenancy

What happens if I find a replacement tenant?
Once the replacement tenant:

• Is approved

• Signs the agreement

• Pays the required rent

They will take over the tenancy, and you will be released from future obligations.
