What payment options are available?
You can choose from three payment plans:
- Pay in full (1 instalment)
- Pay in 4 instalments with a UK guarantor
- Pay in 4 instalments without a UK guarantor (with a weekly price increase)
Do I need to pay anything upfront?
Yes. An advance rent payment of £500 is required when you complete your contract. This will go towards your rent.
Can I pay my rent in instalments?
Yes. You can pay in instalments if you choose one of the instalment plans.
Do I need a UK guarantor to pay in instalments?
Yes, if you want the standard instalment plan (4 instalments), you’ll need a UK-based guarantor.
What if I don’t have a UK guarantor?
You can still pay in instalments, but your rent will increase by £20 per week.
Can I pay my rent in full instead?
Yes. You can choose to pay your rent in one instalment after paying the £500 advance rent.
Are instalment plans flexible?
Yes. Flexible instalment options may be available depending on the property.
What does the advance rent payment cover?
The £500 advance rent is not an extra fee. It will be deducted from your total rent.
Cancellation Policy
Is there a cooling-off period?
Yes. You have a 72-hour cooling-off period from the time you sign your Tenancy Agreement.
Does the cooling-off period ever change?
Yes. If you book on or after 1st August for a September start, the cooling-off period is reduced to 24 hours.
Can I cancel during the cooling-off period?
Yes. You can cancel by emailing the property team within the cooling-off period, and you’ll receive a full refund of your advance rent payment.
Does the cooling-off period end after I move in?
Yes. The cooling-off period ends immediately once you check in and collect your room key.
What happens after the cooling-off period ends?
After it ends:
- You are legally bound by the Tenancy Agreement
- Your advance rent will be applied toward your rent
- You are responsible for paying rent for the full tenancy period
Can I cancel after the cooling-off period?
You may be able to cancel if:
- Your visa application is unsuccessful
- You do not achieve the required grades for your university
You must provide official evidence within 7 days of the decision.
What proof do I need for cancellation under special circumstances?
You’ll need official written confirmation from:
- Your university or college
- UCAS
- Visa or embassy authorities
What if my cancellation request is approved after my tenancy has started?
You will still need to pay rent up until the date you move out and your cancellation is approved.
Can I cancel for other reasons?
Yes, but you must find a replacement tenant to take over your contract.
Is there a fee for replacing a tenant?
Yes, there may be a fee of up to £50, in line with the Tenant Fees Act 2019.
What are the requirements for a replacement tenant?
The replacement tenant must:
- Be legally allowed to live in the UK
- Meet the accommodation’s requirements
- Sign a contract for the remaining tenancy period
When am I released from my contract if I find a replacement?
You are released once the new tenant moves in.
Who is responsible for finding a replacement tenant?
You are responsible for finding a suitable replacement tenant.
Can I cancel due to illness or personal reasons?
Possibly. Requests are reviewed case by case, and you must provide supporting documentation.
16. What happens if I don’t move in on time?
If you don’t check in within 14 days of your start date and don’t provide a valid explanation, the tenancy may be ended, and the room remarketed.
Will I still have to pay rent if I don’t move in?
Yes. You will remain responsible for rent and any costs until a new tenant takes over your room.
