Bristol is a city and unitary authority located in southwestern England, situated at the Rivers Avon and Frome meeting point. The city was granted its first charter in the year 1155. Historically a hub of commerce, it served as the departure point for John Cabot in 1497 as he sought a route to Asia. During the 17th and 18th centuries, it flourished through the triangular trade of rum, molasses, and slaves between West Africa and the West Indian and American plantation colonies.
Although Bristol faced a downturn in trade in the early 19th century, it quickly recovered with the arrival of the railway. The city endured significant damage from bombings during World War II but underwent reconstruction. Today, it is a key shipping centre, particularly for oil and food products.

Payment & Cancellation
Payment Terms
Is an advance rent payment required?
Yes. An advance rent payment is required to secure your booking and is deducted from your first rent instalment. The amount varies by property.
What payment methods are accepted?
Bank transfer, credit card, and debit card.
What payment options are available?
You can choose from:
- 1 instalment (full payment)
- 2 instalments (selected properties)
- 4 instalments
- 8 instalments (selected properties only)
Some properties offer different instalment options. Please refer to your tenancy agreement for your property's payment schedule.
When are rent instalments due?
Payment dates vary by property. Your tenancy agreement will confirm the exact instalment dates.
Cancellation Policy
Can a booking be cancelled shortly after it is made?
Yes. A seven-day cooling-off period applies following the booking confirmation, as long as the keys have not been collected. During this time, a full refund of the deposit and advance rent is available. Specific rules may differ for tenancies located in Wales.
What happens if the cooling-off period has passed?
The tenant is responsible for all rent payments unless a replacement student (who meets the provider's eligibility criteria) is found or a new lease is signed.
How do replacement tenants affect the contract?
If before the start date, the provider may choose to accept the replacement, re-list the room, or use a waiting list. The original tenant is released seven days after this occurs. However, if it’s after the start date, the tenant is released once the new occupant's lease begins. If the room is already moved into, a £50 cleaning and prep fee is deducted.
What if a first-year student misses their university grades?
Under the "No Place No Pay" policy, first-year students can be released if they fail to meet entry requirements or if they switch universities after exceeding their grades. Formal proof (UCAS confirmation or a rejection letter) must be provided within seven days of result publication to receive a full refund.
The above cancellation policy is a synopsis of the property’s cancellation policy. There could be a few changes incorporated from time to time. Hence, we recommend you review the full Accommodation Contract for a comprehensive understanding of their cancellation policies.
