What are the available options for paying rent?

Rent can either be paid as a single upfront lump sum or broken down into an instalment plan. Opting to pay the full balance upfront does not yield any rent discounts.

Who is eligible to pay rent via instalments?

Instalment plans are exclusively available to individuals who can provide a qualified, UK-based guarantor. International guarantors are strictly rejected.

What happens if a guarantor fails the reference check?

All prospective guarantors must undergo verification. If a guarantor does not pass, the applicant can utilise Housing Hand, an approved alternative guarantor service. Any processing fees for the reference check will be deducted from the deposit.

When are rent payments due?

For instalment schedules, the first payment must be cleared 10 days before the check-in date, while the remaining dates are dictated by the tenancy agreement. Individuals who do not have an approved UK guarantor must settle their entire rent balance before they can check in.

What payment methods are accepted?

Payments are accepted via bank transfer or by using a credit or debit card at the property reception desk.

What are the penalties for missing a rent payment?

Overdue balances are handled strictly under the terms outlined in the tenancy agreement. Continued non-payment will result in escalating recovery actions.

Under what conditions can a tenancy agreement be cancelled after it is signed?

After signature, cancellation is only approved if valid official documentation is provided, such as proof of a visa refusal or documentation showing a failure to secure a university place.

What is the refund policy if a cancellation is requested well in advance? 

If a cancellation is submitted at least one month before the tenancy start date, a full refund of both the deposit and any advanced rent will be issued.

What happens to payments if a cancellation is made at the last minute before moving in?

If the cancellation occurs less than one month before the tenancy starts (but before move-in), any rent paid is fully refunded, but the deposit is kept as a cancellation fee.

Can a contract be terminated after the tenancy has already begun?

Yes, but only if a suitable replacement tenant is found. The accommodation provider will hold the original deposit and rent until the new tenant signs their contract, at which point any overpaid rent will be refunded.

What are the consequences of cancelling simply because of a change of mind without official documentation?

If a resident cancels without valid documentation, they must pay a £100 administration fee and find a replacement tenant. It is also recommended to use the initial booking agent for this process to preserve partner commissions.
