Payment Terms
What is required to secure a room?
An advance rent payment of 300 must be submitted within 48 hours of booking. However, no security deposit or third-party guarantor is necessary.
How can payments be made, and what do they cover?
Payments are accepted via bank transfer or credit card. The rent covers all essential utilities, though residents must pay separately for laundry services and TV licenses.
What are the available instalment options?
Residents can choose between three, four, or five instalments, or opt for a single full payment. The specific dates for these instalments occur on June 1, November 1, January 1, and March 1, depending on the length of the chosen plan.
Is there a benefit to paying the full balance upfront?
Yes. If the total remaining balance is paid in full by June 1, 2026, a 2% discount is applied to the cost.
Cancellation Policy
London Nest provides a 5-day cooling-off period for bookings made before 31 May 2026. For bookings made on or after this date, the window is reduced to 48 hours. To confirm a reservation, you must sign a tenancy agreement and submit a full or partial payment.
Cancellations & Refunds
Within the Cooling-Off Period: If you cancel via email within the applicable timeframe (and at least 5 days before your stay begins), London Nest will refund your payment, minus any applicable bank fees.
After the Cooling-Off Period: Once this window closes, you are legally committed to the full rent specified in your agreement.
Finding a Replacement: To be released from your contract early, you must find a suitable replacement tenant. If a replacement is found, a £250 fee applies to cover administrative and turnover costs.
London Nest Discretion: London Nest maintains final approval over replacement tenants. They may choose to accept your candidate, return the room to general sale, or fill the spot from a waiting list. Your liability ends seven days after a new agreement is finalised for that room.
Visa Denials
If your UK study visa is rejected, you may receive a full refund by providing an official rejection letter (including your name and date) within seven days of receipt or by 16 August 2026, whichever comes first. This refund is void if the rejection resulted from incomplete application steps or a failure to secure a CAS from your university.
Additional Terms
Billing: All bookings are charged in full-week (7-night) increments.
Availability: Should your specific accommodation become unavailable due to unforeseen circumstances, London Nest will provide an alternative, though specific details may vary.
Agreement: By accepting your invoice, you confirm you have read and agreed to these cancellation terms.
