What financial commitment is required to secure a room?

Securing a room requires signing the tenancy agreement and submitting a non-refundable initial accommodation payment of €250.


Is there a security deposit required for the reservation?

Yes. A security deposit of €1,000 must be paid. This fee is fully refundable at the end of the tenancy period, provided the room is left undamaged after a final inspection.


Are there special signing provisions for underage residents?

Yes. Any applicant under the age of 18 must be legally represented by a parent or legal guardian, who is required to co-sign the accommodation contract.

General Process

How is a cancellation request officially submitted?

A cancellation request must be sent via email to the specific accommodation building. The message must contain the booking number, the contract start date, and the personal details of the individual who made the reservation.


What is the daily deadline for cancellation notices?

To be credited for the current day, the email must be sent before 23:59. Any notification sent after this deadline will be legally recognised as communicated on the following calendar day.


Student Bookings

Under what conditions can a student cancel before moving in and receive a full refund?

A full refund of all payments is granted prior to the contract start date if:

  • The request is made within 15 days of signing the contract (applicable only to the first contract, excluding renewals and promotions).

  • The student is denied admission to the university and can prove enrollment in an institution located in a different province.

  • The student provides official documentation proving a visa refusal by Spanish or Portuguese authorities.


What options exist if a student cancels before moving in but does not qualify for a refund?

The student may either find an eligible replacement student/academic of the same gender (who has no active or previous history with the provider) to take over the contract, or pay a cancellation penalty consisting of the initial payment plus 50% of the housing fee (minimum of one instalment, maximum of three).


Can a student cancel the contract after the move-in date has passed?

Yes. Post-start cancellations require the student to either find a qualified replacement under identical terms or pay a cancellation fee equal to 50% of the remaining contract value (capped between one and three instalments). The month in which the resident vacates the property must be paid entirely.


Non-Student Bookings

What cancellation rules apply to non-student bookings?

Non-students follow the same pre-arrival and post-arrival replacement or 50% penalty regulations as students for long-term stays. However, short-term bookings have a strict time-sensitive penalty matrix.


What are the penalty tiers for non-student stays of 30 days or less?

For short-term bookings, cancellations made more than 45 days prior to arrival are free. Fees for later cancellations are calculated as follows:

  • 30+ days before arrival: 5% penalty.

  • 15 to 30 days before arrival: 40% penalty.

  • 7 to 15 days before arrival: 60% penalty.

  • 7 days or less before arrival: 100% penalty.


Can a booking be cancelled by the accommodation provider?

Yes. The provider retains the right to reject, cancel, or deny any booking at any stage if the payment details are invalid or if internal security protocols detect fraudulent risks or booking anomalies.
