Cancellation Policy
Can I cancel my booking shortly after accepting my offer or paying a deposit?
Yes, you may cancel your booking within 7 days of the following:
Accepting your offer, or
Paying your deposit
(This is the initial cancellation period.)
Conditions:
You must not have moved into the property
Outcome:
You will receive a full refund of your security deposit
What happens to my deposit refund if I cancel within the 7-day initial cancellation period?
Refund timing depends on whether the deposit has been transferred to a third-party deposit protection scheme.
If the deposit has NOT yet been transferred:
A refund is normally made within 28 working days of cancellation
If the deposit HAS already been transferred to a deposit protection scheme:
A refund may take up to 60 days due to the scheme’s processing time
The refund will be issued directly by the deposit protection scheme
You will need a repayment ID issued to you by the scheme to receive your refund
Once transferred, the landlord cannot influence or speed up the scheme’s processing time

Deposits are secured in a third-party deposit protection scheme due to legal obligations
What happens if I cancel after the 7-day initial cancellation period?
You will remain liable for rent.
You will be responsible for:
Weekly rent (including each week or part-week)
This liability continues:
Until the room is successfully re-let
What happens if the room is re-let after I cancel?
If a replacement tenant is found:
You will be released from the tenancy agreement once the room is re-let
A £50 variation of the contract fee will apply
This fee will be recovered by retaining part or all of your deposit
If your deposit is less than £50, the full deposit amount will be retained
How is my deposit handled in cancellation cases overall?
Within the 7-day Initial Cancellation Period:
Full deposit refund, provided you have not moved in
After the 7-day period:
You remain liable for rent until re-letting occurs
A £50 contract variation fee applies if the room is re-let
This fee is deducted/retained from your deposit
