When does the contract become legally binding? 

The agreement is binding once it has been signed by the resident, the guarantor, and the provider.

What if a resident cannot provide a guarantor? 

In the absence of a guarantor, the full rent for the entire tenancy must be paid upfront by August 1, 2026.

When are rent payments due? 

The first instalment is due on August 1, 2026. All further dates are listed in the individual tenancy agreement.

Can rent be delayed until student loan funds arrive? 

No. Rent is a contractual obligation, and its due date is not tied to the timing of student finance or bursary payments.

Are monthly payment options available? 

Residents who receive their funding via monthly bursaries may contact the management team to discuss a monthly instalment plan.

Is it possible to cancel a booking before the contract is finalised? 

Yes. A booking can be cancelled at any time until the provider has countersigned the agreement.

What is the "Cooling-Off" period for remote bookings? 

Applicants who book via phone or online without a viewing have 72 hours to cancel (reducing to 24 hours starting August 1, 2026). This option expires if the resident moves into the accommodation.

How is a cooling-off cancellation processed? 

An email must be sent with the subject "Cooling Off Period Cancellation." Refunds are processed within 10 business days.

What happens if a student visa is denied or university grades are not met? 

Cancellations are permitted for these specific reasons if official evidence is provided within 72 hours of receipt. If the tenancy has already started, rent is owed until the evidence is submitted and the release is confirmed.

Can the contract be ended if a student leaves their course? 

The agreement can be terminated with four weeks' notice if a resident withdraws, is excluded, or is suspended for more than 60 days due to illness. Institutional evidence is required.

What if a resident wants to leave for other reasons? 

The resident must find an acceptable replacement tenant. The resident remains responsible for rent until the new tenant signs a contract and all previous debts are paid.
