Payment Terms
How much is the deposit, and where does it go?
A £150 holding deposit is paid at application. This is not an extra fee; it is applied as a credit toward the first rent payment.
When is rent due?
The first instalment is due August 1, 2026. Further dates are specified in the Tenancy Agreement. If no guarantor is provided, the entire year's rent must be paid by August 1, 2026.
What if Student Finance is late?
Rent is a legal obligation regardless of when student loans or bursaries are deposited. Residents are expected to pay on the scheduled dates regardless of external funding delays.
Are monthly payments an option?
Monthly instalments are generally only available to those receiving monthly bursaries. Residents should contact the management team to discuss and arrange this plan.
Cancellation Policy
Can a booking be cancelled before it is finalised?
Yes. If the Tenancy Agreement has not yet been signed by both parties, the booking can be cancelled, and the holding deposit will be returned.
What is the "Cooling-Off" period?
For residents who book without seeing the room in person, there is a 72-hour window (shortened to 24 hours starting August 1, 2026) to cancel via email, provided the resident has not moved in. Refunds are processed within 10 working days.
What if a resident is denied a visa or misses their grades?
Cancellations are permitted if a resident fails to meet the university's entry requirements or is refused a UK visa. Proof must be submitted within 72 hours of receipt. If the tenancy has already started, rent is still owed until the evidence is submitted and the release is approved.
Can the tenancy end early if a student leaves their course?
A resident can end the agreement with four weeks' notice if they withdraw, are excluded, or are on medical leave for over 60 days. Evidence from the university is mandatory.
What happens if a resident wants to leave for other reasons?
The resident must find a replacement tenant who is acceptable to the landlord. The original resident is responsible for all rent until the new tenant signs their contract and pays their balance.
