When does the booking become a legal commitment? 

The agreement becomes legally binding for the resident and the guarantor once both have signed the contract and the landlord has returned a countersigned version.

When is rent due? 

The first payment instalment is due on August 1, 2026. All following payments must be made according to the specific dates listed in the individual Occupation Contract.

What if a resident cannot provide a guarantor? 

Residents without a guarantor must pay the full rent for the entire duration of the contract upfront. This payment is due no later than August 1, 2026.

Can payments be delayed if Student Finance is late? 

No. Rent payments are a legal obligation independent of the timing of student loans or bursaries. Residents must ensure funds are available by the due dates regardless of when they receive their funding.

Is there an option for monthly payments? 

Monthly instalments are generally only considered for residents who receive their funding via a monthly bursary. Those interested must contact the management team to discuss and arrange this plan.

When can a resident cancel without any penalty? 

Cancellations are permitted at any time before the landlord emails the countersigned contract. Additionally, if the property was booked unseen, a "cooling-off" period applies for 72 hours post-booking (reduced to 24 hours starting August 1, 2026), provided the resident has not moved in.

What are the exceptional circumstances for cancellation? 

After the cooling-off period but before the contract starts, a resident can cancel only if they are denied a UK visa or fail to achieve the necessary grades to start or continue their university course. Formal proof must be sent to management within 72 hours of the resident receiving it.

What happens if academic or visa results arrive after the contract has started? 

The resident is responsible for all rent payments up until the point they provide the required evidence and the management team confirms their release from the contract.

Can a resident leave the contract early for other reasons? 

The only way to exit the contract early for non-academic reasons is to find an acceptable replacement resident. The original resident remains liable for all rent until the new occupant signs their contract and pays their dues. The new contract may be set at a different market rate.

How is a refund requested during the cooling-off period? 

An email must be sent to the management team with the subject "Cooling Off Period Cancellation." Refunds are then processed within a 10-business-day window.
